Connecticut Real Estate Markets Update
Stable Rates of Declines in Connecticut's
Housing Markets
First Quarter, 2009
Center for Real Estate and Urban Economics Studies
University of Connecticut
Connecticut's single family housing markets
declined throughout the state during the first quarter of 2009. In the middle of
the market, prices went down by over 10% year-over-year. To keep this in
perspective, the rate of decline nationally appears to be almost double. Other
encouraging signs include:
-
The level of house prices has been rolled
back to the first quarter of 2004. I.e., two years of unsustainable double
digit price increases in 2004-2005 have been erased by declines during the
last two years.
-
Moreover, the pace of the decreases was about
the same as during the fourth quarter; on an inflation adjusted basis,
declines have been roughly constant for one year.
-
The total decline since the peak in 2006Q1 is
16%, compared to a well-known national index that decreased by 28%. On an
inflation adjusted basis Connecticut house prices are down by 21% since
their peak.
