Fall 2007 Semester Overview


The results are in. The Real Estate program at the University of Connecticut is ranked 8th nationwide in the latest U.S. News and World Report rankings. Here is a highlight of some of this year's Real Estate Center events. In a recent ranking of programs around the world based on research productivity of 100 universities, the Real Estate Center ranked #1.

The University of Connecticut's Center for Real Estate has had yet another successful semester. Real Estate students had several opportunities to network with nearly 750 professionals in the industry. Some of the events this fall included the Real Estate Society New York City Field Trip, the 3rd Annual Golf Tournament, Alumni and Friends Football Reception, and the 17th Annual Connecticut Commercial Real Estate Conference. There have also been a number of speakers for the Professionals in the Classroom Series. Stay updated with the newsletters to see next semester's events.

 The Real Estate Society has met three times this semester to discuss upcoming events, interviewing and networking tips, along with reception etiquette.

They also host several social gatherings that serve as a forum for society members to interact outside of the classroom and in a more relaxed setting.

Instructors Seminar


 


Over 100 state real estate instructors and school administrators attended the Connecticut Real Estate Instructors Seminar held on September 7th in Berlin. Department of Consumer Protection Commissioner Jerry Farrell welcomed the group, highlighting many positive changes to department licensing and enforcement procedures. Laureen Rubino from the Department went into further detail about these changes, including online license renewal and increased educational requirements for certified appraisers. The state's new test vendor, PSI, was on hand to discuss new licensing exam procedures.
 

Guest speaker State Representative John Harkins discussed problems related to improper mortgage lending kickbacks. In Connecticut, it is illegal for real estate brokers and salespersons to receive any type of fee or gift for referring real estate clients to mortgage brokers. Representative Harkins recently joined Commissioner Farrell and other state departments in a effort to crack down on this practice.

The Connecticut Real Estate Instructors Seminars are a sponsored by the Real Estate Center and Department of Consumer Protection. They are held semi-annually in the fall and the spring. To be placed on the seminar mail list, contact the Center at recenter@business.uconn.edu.



Real Estate Society New York City Field Trip


On Wednesday September 19th, 43 students and 5 faculty and staff went to New York City to visit 7 firms in the real estate industry.





The day started with a luncheon presentation at the International Council of Shopping Centers (ICSC). ICSC is the global trade association of the shopping center industry. Sarah Ritchie, Jay Starr, Brannon Boswell, and Susan Pistilli gave a brief summary of their departments within the organization including the programs they run, their many books and publications, and the benefits of becoming a member. We also enjoyed the insight of guest speaker, Elise Jaffe, Senior Vice President with Dressbarn and ICSC Trustee and a member of the Board of ICSC's Educational Foundation. Elise stressed the importance of leg-work, creativity and hard work in order to be successful and the need to think outside the box. Elise summed this all up stating her job is more of "an art, not a science".

We appreciate Mike Goman, CEO of Konover Development Corporation for initiating the visit with ICSC. After lunch, the students split into three groups to visit various companies.

We want to thank our alumni and the participating companies for allowing the students to receive a first hand account of the New York real estate industry. We could not possibly do all that we do without the generous time and contribution from these companies.

Broadway Partners Student Trip

Broadway Partners is a young and fast growing private real estate investment and management firm. It started in 2000, and seven years later has acquired office assets exceeding $15 billion. They are currently expanding their company internationally.


 Jim Valente (UConn MBA '95), the managing director of research, greeted the students and began the presentation. He also brought in John Schrenker, who oversees asset and property management and Scott Lawlor, the founder and CEO of Broadway Partners, to discuss the company's goals and strategies.








 Sujohn Sarkar talked about the decision of whether or not to invest in China and India and on other ideas of global expansion. Tyler Wiggers, the VP of Finance, discussed the strategy of sourcing acquisitions and refinancing debt.

Calyon Corporate and Investment Bank Student Trip


Calyon Corporate and Investment Bank is an international bank that focuses on commercial and investment products. The company's headquarters is in Paris and has offices in 60 countries worldwide. Calyon has approximately $380 billion in assets.

 John Wain (UConn '88) and Michael McGorty (UConn '07) spoke at Calyon Corporate and Investment Bank. Michael spoke on his internship with Calyon last spring and what he is currently doing for the company. John Wain stressed the importance of getting Michael involved in all different aspects of the business so he will be well trained. John Wain also discussed the recent market trend and how it has, fortunately, not effected their business.

Carnegie Corporation Student Trip

 Carnegie Corporation was started by Andrew Carnegie in 1911. Today they continue to follow Andrew Carnegie's vision of philanthropy, and granted approximately $90 million during fiscal year 2006-2007. Those on the investment side of the trust focus on a diverse allocation of assets to ensure they raise the specified amount to donate and to cover inflation.



Greg Rozolsky (UConn '06), and Ellen Shuman,VP and chief investment officer for the foundation, made presentations. They talked about how the corporation subcontracts managers to invest the foundation's money, particularly the role of real estate assets in their portfolio.

GE Real Estate Student Trip


 GE Real Estate is a unit of GE Commercial Finance and one of the world's leading resources for commercial real estate.



Vasilios Diakogeorgiou (UConn MBA '07) greeted and spoke to the students. Topics discussed included their management trainee program where they rotate a an employee around different areas of the company to broaden their financial knowledge. They also mentioned their global expansion into China and Mexico where they are the number one commercial lender.

PricewaterhouseCoopers, LLC Student Trip



PricewaterhouseCoopers real estate industry sector assist other companies in managing risk and aid in their decision making and planning. Some services they help provide are developing real estate strategies, evaluating acquisitions and exploring finance options.


Tom Johnson (UConn '86), Justin Salvato (UConn '06), Mike Bogdan (UConn '07), Matt Aaronson and Carrie Greenbaum all spoke on behalf of PricewaterhouseCoopers.

Societe Generale Student Trip

Societe Generale Corporate and Investment Banking is a reference bank focusing in euro capital markets, derivative products and structured finance. Societe Generale does business in 45 countries across Europe, the Americas and Asia-Pacific.



Karsten Kibbe (UConn MBA '91) and Andy Field (UConn '06) met with the students in the executive board room. Karsten talked about the importance of knowing valuation in real estate in general and how is crosses all aspects of the industry. Andy gave a brief statement about getting into the field from a recent alumni point of view.


 

Alumni and Friends Reception at the Times Square Marriott Marquis





The annual NYC Alumni and Friends Reception was held on Wednesday, September 19th at the Marriott Marquis Times Square. The evening was sponsored by the Real Estate Center Council. Approximately 100 attendees enjoyed appetizers, cocktails and conversation among students and professionals. To view pictures from this year's trip click here.

3rd Annual Golf Tournament

On Tuesday, September 25th, the University of Connecticut Real Estate Center Council sponsored its 3rd Annual Golf Tournament at The Golf Club at Oxford Greens in Oxford, CT. The proceeds benefited the Center for Real Estate and Urban Economic Studies. Fifteen student volunteers from the Center's MBA program assisted in organizing the event and enjoyed a tour of the development with Andy Tedford. The day also provided the students with the opportunity to interact with over 125 real estate professionals from all over the Northeast in a fun and casual environment.

MBA Networking Breakfasts

MBA Breakfast networking events, scheduled every other week, offer MBA students the opportunity to share information on job possibilities, course information, etc. In addition, MBA students participate in case presentations from outside firms during the semester.

On Thursday, October 4, 2007 two professionals from HIMCO Real Estate Group spoke to the MBAs at their breakfast meeting. HIMCO is the investment arm of the Hartford Insurance Company. Jack Maher, Senior Vice President of Private Real Estate and Rick VanSteenbergen, Senior Vice President of Private Real Estate both work in the whole loans group at HIMCO. They each spoke about their career history, what they do at HIMCO and the opportunities for interns and graduating MBAs. They also led a great discussion with the MBAs about the current market and where they see it going.

Alumni and Friends Football Reception


On Saturday October 27th, approximately 175 students, alumni, and friends gathered in the Real Estate Center tent to enjoy food, beverage, and each other's company.

The reception started two hours before the UConn vs. University of South Florida game. UConn surprisingly led the whole game and had a huge victory over USF; 22-15. This was UConn's first win over a BCS ranked opponent. The game was intense to the very end, and kept the seats filled despite the rain. At the end of the game the field was rushed by fans eager to celebrate the UConn win. UConn is now ranked #13 in the BCS standings.

Professionals in the Classroom

Throughout the semester, professionals from the real estate industry are invited into the classroom to present to students. The professionals give vital insight into the industry and provide real life case studies for the students.

The first professionals in the classroom was on Thursday October 18th. Jude Satalino, Mortgage Consultant for The McCue Mortgage Company gave students an introduction to home buying with an emphasis on the mortgage application approval process. Jude has worked with McCue Mortgage in New Britain, CT for over fifteen years.

On Wednesday October 24th, Derrick Roma and Kathy Rupar of O.R. Colan Associates, a land acquistion management company, interviewed with tweleve students for full-time positions and spoke in two of Ray Kehrhahn's finance classes. Derrick and Kathy presented the values of their company and real life case studies, which incorporated several concepts the students have been learning in class, such as eminent domain.

Donald Reilly, Class of '88, spoke to John Clapp's finance class on Tuesday October 23rd about managing a diversified portfolio with an emphasis on the management of risk.

Chris Battistini, Class of '98 and Vice President of Capital Markets at CBRE Realty Finance spoke to John Harding's MBA finance class on Monday October 29th. Chris talked about his company, commercial mortgage back securities, CDOs, and current market conditions for financing commercial real estate.

Bob Kantor of Fannie Mae spoke to John Harding's Undergraduate finance class on Tuesday November 6th and his MBA finance class on Monday November 12th. Bob spoke about the housing market, including subprime loans, home prices and trends among homeowners. His presentation also gave an overview of Fannie Mae's role in the secondary mortgage market and how it provides affordable loans to home buyers.

Mike Riccio, a mortgage broker at CBRE|Melody spoke in two of Ray Kehrhahn's finance classes on Wednesday November 14th. Mike's presentation gave a step-by-step overview of how commercial loans are processed. The small team of three at CBRE|Melody in Hartford underwrites and services commercial mortgage loan investments for all property types.

GE Real Estate: Reality Meets the Classroom

On Friday, November 2, MBA students from the Real Estate Center visited GE Real Estate’s headquarters in Norwalk, CT. GE Real Estate sponsored a luncheon, which allowed students to network with UConn alumni. Lunch was followed by an overview of GE Real Estate by the president, Joe Parsons. Other speakers included Jayne Day, Chief Risk Officer; Greg Bates; Anuj Gupta; and Aaron Harris.

The speakers discussed various components of GE Real Estate. For risk management, they discussed how they find prospective deals, the vigorous underwriting process, and why risk management is an important part of their business. Another speaker discussed the thought process behind the acceptation or rejection of any deal. The speakers also highlighted GE's place in the capital markets and its commitment to making their products "green".

Seventeenth Annual Connecticut Commercial Real Estate Conference

The 17th Annual Connecticut Commercial Real Estate Conference took place on Thursday November 8th, 2007. There were approximately 210 attendees at the conference.



Commissioner, Joan McDonald,of Connecticut Department of Economic and Community Development gave the keynote address. The Commissioner stressed the importance of responsible growth, Brownfield remediation and redevelopment, transit-oriented development, and mixed-use development. Steve Lanza, a University of Connecticut Center for Economic Analysis Research Associate gave an update on the Connecticut Economy. His presentation highlighted various areas in Connecticut’s economy including: unemployment rate, income inequality and distribution, the foreclosure rate, home values, sprawl, traffic volume, population density, and education drop out rates.


The following presentations were given on Connecticut commercial real estate markets. John Leary, President of Leary Counseling and Valuation, Inc., gave an overview on the office market in Connecticut. He gave several comparisons of the city and suburbs regions of Hartford County, New Haven County, and Fairfield County. Tim Mitchell, Vice President of CB Richard Ellis in Hartford, CT gave a presentation on the industrial/warehouse market in Connecticut. He spoke about the drastic change in the market with increases in cost of rents. Matthew Halprin, Vice President of New England Retail Properties, Inc., updated on the retail market in Connecticut. He gave examples of small retailers in Connecticut that are being replaced or consolidated by large retailers. Mike Stone, First Vice President of CB Richard Ellis, presented on the multi-housing market in Connecticut. He spoke about how a strong rental demand is forecast for the future due to echo boomers, baby boomers and a shrinking household size.

Capital Markets Update

Approximately 75 people attended the Fall Capital Markets Presentation co-sponsored by the UConn Real Estate Center Council and the Real Estate Finance Association on Friday, December 7, 2007.

The event held at the Downtown Graduate Learning Center, opened with a catered lunch followed by a presentation by Jim Clayton, Director of Research of Pension Real Estate Association. Jim was join by Mike Riccio, Senior Director of CBRE|Melody, and Dana Brome, Senior Managing Director of Holliday Fenoglio Fowler, LP for the panel discussion.

We would like to thank Jim, Mike and Dana for their participation in making this event such a success.
